Estimation methodology
The Comparative Method, we would say, is the most popular and can be applied in a variety of cases, such as residential properties, offices, land, industrial properties, etc. The Income Method is also applicable, which is used in cases of properties with a fixed annual return, and results in a result based on their rental value.
According to valuation-professional standards, the preferred method for completed residential properties is the Comparative Method and its use is based on the availability of suitable properties for comparison in the local market.
The factors on which the valuation of the property depends are legal, technical and financial.
In the properties under comparison, adjustments are applied in terms of size, age, condition and special characteristics (number of floors, parking spaces, storage, etc.) in relation to the property under assessment. In addition, if the property is leased, then the Income Method is applied equally reliably.
For partially completed residential properties, in addition to the Comparative Method, the Residual Valuation Method is used as well as the Depreciated Replacement Cost (DRC) Method to fully understand the condition of the building and the cost of completing the properties.
